Every rental clean follows the same order

A vacation rental clean happens in the gap between one guest's checkout and the next guest's check-in. It's often a short window, so we work the house in the same order every time. Beds get stripped first, so the used linens are out of the way before anything else gets wiped. Then each room gets cleaned from the top down, with ceiling fans and air vents first and counters after. Floors come last. Everything above them drops dust and crumbs while we work.

Guest-ready means the next person walks in and sees no sign anyone else was there. That comes down to small stuff, like a hair on a pillowcase or dried toothpaste on the faucet. Guests notice, and they put it in reviews. So the beds get made tight with fresh linens, and the towels go out folded. Every mirror and glass surface gets wiped until there's no streak when you look at it from the side.

Most complaints about a rental clean come from one skipped check. The fridge still holds leftovers from the last group, or a phone charger's still plugged in by the bed. Neither takes long to fix. But the next guest finds it in the first hour and messages the host. Before we leave, we clear out the fridge and look under every bed. Drawers and closets get opened too. The desert climate is hard on rentals

Around Gilbert and Scottsdale, every house collects desert dust. It comes in on shoes and under the patio door. The air conditioning runs for months at a time and moves it through every room. In monsoon season, a dust storm can coat a house in a fine brown film in one afternoon, even with the windows shut. A rental that's sat empty for a few days picks that film up on every flat surface. Guests see it first on dark counters and glass tables.

The spots where it builds up are easy to predict. Sliding door tracks fill with grit that grinds when the door opens. Ceiling fan blades get a gray edge, and it falls onto the bed the first time a guest turns the fan on. The air return in the hallway goes gray too. We vacuum the tracks and wipe the fan blades and vents before the beds get made. Do it the other way around and it's the same dust twice, once off the blade and again off the sheets.

Summer heat brings its own problem. Trash left in a warm, closed house in July goes sour fast, and the smell settles into the cabinets. So the trash leaves the house every time we clean, even when the can's only half full. We wipe the inside of the can before a new bag goes in. The garbage disposal gets run and rinsed too, since food stuck in it smells worse every hot day. The house should smell like nothing when the next guest opens the door.

Hard water leaves spots on every fixture

The water around Gilbert and the rest of the Phoenix area is very hard. In a rental bathroom it shows fast, because a new guest showers there every few days. The water dries on the glass door and the faucet and leaves a white crust. After enough stays the glass looks cloudy even when it's clean. A damp cloth won't touch it. The scale has to be broken down and rinsed off. Then the glass gets dried by hand, so the rinse water doesn't leave fresh spots.

The kitchen gets the same buildup. Stainless sinks get a chalky ring near the drain, and the base of the faucet grows a crust where water sits. Glasses can come out of the dishwasher cloudy too. We clean the sink and faucet until the metal shines every time. Any cloudy glass in the cabinet gets washed again, because a guest who pulls a spotted glass off the shelf figures nobody washed it. Even when somebody did.

A typical rental around Gilbert is a wood frame house with a stucco exterior. It sits on a concrete slab, with tile across most of the main floor. Tile hides dirt until light hits it low, and then every footprint shows. The grout lines hold fine dust that a dry mop only pushes around. So we vacuum the tile first to pull the grit out of the grout, then mop. The mop water gets changed before it turns gray. If it doesn't, the floor dries with a haze.

Each season changes what a rental needs

Winter and spring are the busy stretch for rentals in Scottsdale and Tempe. Spring training and golf season bring visitors in, and a house can have one group leave in the morning and another arrive that afternoon. There's no room for a second pass on those days. The clean has to be right the first time, which is why the order of the work matters more than speed. A rushed bathroom is the one that gets the complaint.

Summer's the opposite. Bookings thin out, and a house can sit empty for a week or more between guests. An empty house in the desert still gets dirty. Dust settles on every surface, and the water in unused drains dries up and lets sewer smell into the bathroom. Dead bugs collect along the baseboards and in the window tracks. When a house has sat for a while, we run water down every drain and vacuum the corners before we make the beds.

Every host runs a rental a little differently. Some want the thermostat set a certain way when we leave, and others keep an owner's closet locked.
